UK Good Practice Guide for Green Leases Released

The Centre for Research in the Built Environment at Cardiff University has released the Good Practice Guide (Parts 1 and 2) entitled “Incorporating Environmental Best Practice into Commercial Tenant Lease Agreements”. You can request a copy of this good practice guide on our publications page.

The guide has been developed by CRiBE in partnership with Eversheds, King Sturge, RICS Foundation and the Environment Agency Wales. It provides a flexible voluntary method for commercial landlords and tenants to incorporate energy efficiency and environmental best practice into commercial lease agreements in line with relevant European and UK legislative requirements. Model lease clauses and recommendations are provided in the guide together with explanatory notes for discussion at lease negotiation stages. The guide can be used for a multitude of tenancy arrangements and building types commonly found within the UK. The guide is the result of seven years research into the development of green leases working with public and private sector landlords and tenants.

Good Practice Guide Part 1 provides 15 model lease clauses together with a number of recommendations for discussion covering areas such as service charges, repairs, consents, financial matters and communication. It also highlights the benefits achievable through adoption of these clauses into your commercial lease agreement contract.

Good Practice Guide Part 2 provides explanatory notes to be read in conjunction with Part 1. Part 2 summarises the relevant European and UK legislative requirements referred to in Part 1. It also provides an outline of the research undertaken in developing the model lease clauses and recommendations.

  • improves the environmental impact of your building
  • improves the operational (display) energy rating of your building
  • safeguards the future value of your building in a highly competitive commercial market
